1. NO ON-SITE INSPECTIONS OR VIEWINGS

Absolutely no physical viewings or on-site internal inspections of the property will be permitted prior to or after the auction.

2. PUBLIC SOURCE MARKETING ONLY

Purchasers acknowledge that no formal internal property inspection has been concluded by the Executor or the Auctioneer. All marketing images and descriptions are drawn exclusively from public sources (Google Maps and Street View). The property is sold entirely "as is".

3. RESISTANT OCCUPATION & EVICTION STATUS

The Property is sold subject to existing occupation by the occupant and/or any other persons occupying through them. The Purchaser acknowledges that the occupants are uncooperative and resistant to vacating the Property.

4. NO VACANT OCCUPATION ON TRANSFER

Vacant occupation cannot and will not be given to the Purchaser upon registration of transfer.

5. POST-CONFIRMATION EVICTION AT ESTATE'S COST

The Estate will actively apply for a formal eviction order in terms of the Prevention of Illegal Eviction (PIE) Act. This eviction process will be conducted at the Estate’s cost, commencing only after formal Master’s confirmation has been secured. The Purchaser explicitly acknowledges that this legal eviction process may be prolonged.

6. COMPLIANCE CERTIFICATES

The Purchaser will be entirely responsible for obtaining and financing all necessary statutory Compliance Certificates (including Electrical, Gas, and Beetle certificates where applicable) required for transfer.

7. PURCHASER INDEMNITY

The Purchaser explicitly indemnifies the Estate, the Executor, and Open Auctions against any and all potential claims arising from the occupation or subsequent eviction process.
